S2 Capital utilizes an entrepreneurial approach to investing in multifamily. We like to pursue deals that are traditionally unattractive to institutional style investors and require a hands-on asset management approach that have attractive risk-adjusted returns. At the market level we focus on sub market demographics, supply and demand imbalances, positive development trends, and surrounding income levels for our targeted demographic to develop an effective improvement strategy. Our diligent microanalysis at the property level includes analyzing income and operations for efficiencies, putting in place capital structures that help increased leveraged returns and limit downside risk, property condition analysis to limit any physical surprises, and strategic unit improvements and common area/exterior upgrades to improve the tenant quality of life and loyalty

PRINCIPAL BIOS

Skip Bird has been in the commercial real estate business since 1985. He was an Executive Vice President with Hudson Advisors from 1993 to 1998 and a principal with Lone Star Fund from 1997 through 1999. He was a Managing Director at Fortress Investment Group from 1999-2002 heading underwriting and asset management for both firms. From 1993 through 2002 he headed asset management on over 100,000 apartment units.


Scott Everett started his career in Real Estate in 2007 after receiving his Real Estate license. He worked as an analyst and agent between 2007-2008 for a local investor on dozens of commercial properties across Texas. Prior to S2 Capital, he formed Royal Ventures, LLC in 2008 to provide brokerage, asset management, and development services for multifamily and commercial investors. He is president of the S2 Capital affiliated general contractor, S2 Construction, LLC.
