Built to
Give Back
Communities are not passive outcomes of development. They are living systems. At S2, we believe that real estate investing should create better outcomes for residents and neighborhoods, not just financial returns.
Giving back is part of our business model, not a separate initiative. We build programs that meet people where they are, address needs directly, and strengthen the communities we serve. That means listening to residents, partnering with local organizations, and investing both capital and care to create opportunity that lasts.
“A community is truly transformed when capital investment works to improve how people live and work, and then the investor deploys their earnings back into that community through philanthropy. It is an impactful cycle.”
– Scott Everett, Founder & CEO

Scholarships
Empowering Students Through Opportunity
In 2019, the S2 Foundation launched a $20,000 scholarship program for five standout college students, selected for their academic excellence and passion for business.
Beyond financial support, recipients gained access to mentorship, resources, and one-on-one meetings with CEO Scott Everett. While our current focus has shifted to broader community initiatives, we hope to bring back scholarship opportunities in the future. Questions? Contact us at scholarship@s2cp.com.
Rent Lottery
Monthly Support for Residents in Need
The S2 Foundation started in 2018 with a small but meaningful gesture: covering one resident’s rent each month, no application required. It was our way of giving back directly to the people who make up our communities.
As S2 has grown, so has the Rent Lottery – but it’s still simple, still impactful, and still at the heart of how we show up for our residents.
Community Impact Grants
Helping Community Leaders Bring Big Ideas to Life
Through local partnerships, S2 invests in initiatives that improve access to housing, education, and community wellness. From neighborhood revitalization to youth programs, we fund projects that make a measurable difference in the places we operate.
ESG at
At S2, responsibility extends beyond financial performance. Our Environmental, Social, and Governance initiatives are rooted in the same discipline and accountability that drive our investments. We integrate sustainable practices across our operations, from energy efficiency and resource conservation to ethical governance and community engagement.
Through S2 Residential and Fort Management, we prioritize sustainable construction methods, waste reduction, and operational efficiency. Social responsibility is reflected in the work of the S2 Foundation and the partnerships that strengthen the communities where we invest.
Our governance framework emphasizes transparency, ethics, and accountability in every decision. ESG is not a trend for us; it is a standard for how we build, operate, and invest in what lasts.
Community Partnerships
We work alongside organizations that share our belief in lasting community impact. Together, we focus on education, housing, and health, the foundations of a thriving life.
Our partners include the Dallas Children’s Advocacy Center, Children’s Cancer Fund, Dallas CASA, and local nonprofits in markets where we invest and manage communities.
Partnership is about more than funding. It means volunteering, listening, and standing beside those creating change on the ground. If your organization is strengthening the communities where we work and live, we want to hear from you.

Inspired by their tireless dedication, we’ve joined them through toy drives, fundraising events, and donations. Scott Everett proudly serves on DCAC’s Board of Directors.
